If you receive bonus or commissions or have changed your job positions, let's talk. Assets Combine all the funds needed to close into one account at least two months prior to your applications. Be sure to document any other deposits here as each could be scrutinized. Your Statements Save all pages of your asset statements, even if some are blank or just advertisements. Deposits Make copies of all checks and deposit slips to prove they are not borrowed money. Deposit checks individually. Don't deposit cash without clear proof of the source. Liquidation If you are going to sell stocks, bonds, investments or borrow against a retirement account, do it now. Cashing out now may cost you a few dollars in additional gains, but it also protects against losses. Current Housing
Credit Check your credit report at www.annualcreditreport.com. Identify any erroneous info now and consult with us for the correct action to take. If you co-signed a loan or are being reimbursed for a loans that's in your name, you'll need at least six months of checks to exclude it. Avoid new credit or inquiries. These can lower your score and increase your rate. Employment Stability Ideally, you'll have two years or more with your current employer. HGTV and Pinterest provide a plethora of home improvement ideas, staging tips, and DIY renovation strategies. Popular sites like Zillow and Realtor.com provide user friendly portals with access to homes in multiple markets across the United States. Buyers and sellers alike are using these tools to become smarter, more informed, and confident consumers.
Oftentimes, when a REALTOR is initially contacted by a potential buyer, the lead comes directly from a listing advertised on one of these sites. Wonderful, you say! Well yes, these sites are great tools for generating inquiries for local agents. The downside...sometimes the listings are not an accurate picture of the current status of the listing. Many times, the home has already sold or is under contract and the potential buyer is disappointed. So, what's the deal? Let's understand the process. When a seller lists a home for sale with XYZ Realty Group, Betty Realtor inputs the listing directly into the Multiple Listing Service (MLS) for her market area. Let's say Betty is a member of the Triad MLS and as such authorizes syndication of her listings to appear on national portals such as Zillow and Trulia. The Triad MLS also feeds all active listings to Realtor.com and TriadMLS.com. So what are the concerns with syndication? There is no guarantee of accuracy when the MLS is not the source of the displayed listing. Manually entered properties are often not updated and do not link to current information. Listings may be going to places agents are not aware of because data may be shared between providers. So, what's a poor buyer to do? Contact your local real estate professional and ask to be connected directly to the MLS. Yes, you can have accurate, up to date information regarding active properties in your desired market area. Yes, you can have an email with properties meeting your desired specifications delivered fresh to your doorstep every morning, evening, or as the data hits the market.
